Easement

Easement is a right-of-way granted to individuals or companies providing services to improve one's property. For example, a plumbing company may be given an easement by property owners to work on the neighborhood piping. It may be given voluntarily by the owner or ordered by a local jurisdiction. Easements allow the holder limited use of the area; that is, the space can only be used to perform the task stated in the agreement. The rights usually include crossing or passing through part of your property to get to another point of easement.
